Best Streets to Live on in Whitley Bay

From The Links seafront to Park Avenue's Edwardian villas — the most desirable residential streets in Whitley Bay.

Whitleybay.live·

Whitley Bay has reinvented itself over the past decade. Spanish City is restored, Park View is thriving with independents, and the beach remains one of the best in the North East. But which streets are actually the best to live on? Here is our honest guide to the most desirable addresses in NE26.

The Links -- The Premium Address

The Links is consistently the most expensive residential street in Whitley Bay, and for good reason. Large detached and semi-detached houses sit on a wide, tree-lined road with the seafront and promenade just steps away. Properties here are substantial -- four and five-bedroom family homes with mature gardens and, in many cases, sea views.

The average property price on The Links is around £547,500, making it the closest thing Whitley Bay has to Tynemouth's premium streets but without the conservation area restrictions that can complicate renovations.

Best for: The Links is Whitley Bay's most prestigious residential street, with average prices around £547,500. Large detached homes, mature gardens, and the seafront on your doorstep.

Links Avenue -- The Quiet Alternative

Running parallel to The Links, Links Avenue offers a similar quality of housing at slightly more accessible prices. The most expensive sale recorded on Links Avenue reached £596,000, though the majority of properties sell between £350,000 and £470,000. Around 53-64% of sales here are semi-detached houses, giving the street a settled, family-oriented character.

This is the street for people who want proximity to the coast without paying the absolute premium for a seafront address.

Price range: £300,000 -- £596,000 | Council tax: Band E-G

Park Avenue -- Classic Whitley Bay

Park Avenue is one of the town's most recognisable residential streets. The average property price is around £479,000, with recent sales ranging from £295,000 to over £500,000. The housing stock is predominantly Edwardian and interwar -- solid, well-proportioned family homes with period features, bay windows, and good-sized gardens.

The street is well positioned for both the seafront and the independent shops and cafes of Park View, making it a practical as well as attractive address.

Price range: £295,000 -- £510,000 | Council tax: Band E-G

South Parade -- The Seafront

South Parade runs along the coast, offering some of the most dramatic sea views in the town. Properties here range from grand Victorian and Edwardian houses to converted flats, and the variation in price reflects this mix. The best houses on South Parade command serious money; the flats offer a more affordable way to live on the seafront.

The trade-off is exposure. Easterly winds come straight off the North Sea, and winter storms can be spectacular. If you want sheltered suburban calm, this is not the street for you. If you want to wake up to the sound of waves, it is hard to beat.

Price range: £180,000 -- £650,000 | Council tax: Band C-H

Spanish City Plaza -- The Modern Landmark

Spanish City Plaza is the most expensive address in the entire NE26 postcode, with an average sale price of £2,231,667. These are the luxury apartments within the restored Spanish City building itself -- a landmark Art Deco dome on the seafront that was painstakingly restored and reopened in 2018.

This is trophy property: a unique address in a building with genuine architectural significance, directly on the beach. It is not for everyone, but nothing else in Whitley Bay comes close.

Price range: £1,500,000 -- £3,000,000+ | Council tax: Band G-H

Monkseaton -- The Family Choice

Monkseaton sits just inland from the coast and offers noticeably more space for your money. The village has its own Metro station, a good selection of local shops, and a quieter, more suburban feel than the seafront streets.

St Georges Crescent is the premium address, with an average price of £723,000 for large detached properties. Vernon Drive averages around £489,000, and Melrose Avenue is described as one of the most sought-after pedestrianised streets in the area.

For families who want good schools, green space, and a gentle walk to the coast rather than living directly on it, Monkseaton is the smart choice. Average prices across the area sit around £261,000 -- significantly below the seafront streets.

Best for: Monkseaton offers family homes at around £261,000 on average -- roughly half the price of the seafront streets, with its own Metro station and village amenities.

Price range: £150,000 -- £723,000 | Council tax: Band C-G
